ASPC have today released their quarterly report regarding the Aberdeen and Shire housing market. With the key takeaways being some encouraging signs of resilience within the market, alongside an increase in activity on last quarter. Overall, the perception is the market is holding steady, after a slightly quieter first quarter thanks to the inclement weather throughout the region at the start of the year.

Aberdeen Solicitors’ Property Centre Limited, in cooperation with the University of Aberdeen, Business School, Centre for Real Estate Research, has published statistics for the second quarter of 2026 relating to the Aberdeen Housing Market. The report is based on a constant quality methodology.  The main points arising from the report are:

Quarterly Price Change

The quarterly house price change in Aberdeen is +3.1%

The annual house price change in Aberdeen is +0.7%

The annualised house price change over 5 years in Aberdeen is +0.3%

The Aberdeen and Aberdeenshire housing market showed encouraging signs of resilience in the second quarter of 2026, according to the latest Aberdeen Housing Market Report published by the Centre for Real Estate Research (CRER) at the University of Aberdeen Business School, using data supplied by ASPC.

Market Activity Remains Healthy

The report also highlights a notable increase in market activity during the second quarter of 2026, with 1,525 residential property transactions recorded across Aberdeen and Aberdeenshire.  This represents an increase of 35.3% compared with the first quarter of 2026, reflecting the traditionally stronger spring market.

Balanced Market Conditions Continue

The report’s analysis of ASPC activity shows that 29.87% of listed properties successfully transacted during Q2 2026, compared with 24.41% in Q1 2026 and 27.03% in Q2 2025, indicating a healthy level of buyer engagement.

Importantly, the report records a sale-to-asking-price ratio of 0.99, meaning properties were, on average, selling very close to their asking prices.  This suggests a balanced market where buyers and sellers alike are operating with realistic expectations.

Commenting on the report, John MacRae, Chairman, said:

The University report’s 3 indices show a mildly encouraging picture of our local area housing market for the second quarter of 2026.

The 3 price indices all show some positive improvement – although the realistic view may be contained in the annualised 5-year price index. My own, intuitively based, view is that despite seasonal fluctuations, the local market is coping reasonably well in difficult times.  The economic background, the political atmosphere, the international news, all tend towards a resultant caution in the market.  That picture – steady but cautious – is best illustrated by Figure 3 in the report.  In my view, that demonstrates a generally consistent pattern of price behaviour over the last five years, reflecting a market grounded in common sense, where values remain relatively stable and buyers are not pressured to pay the premiums seen in some other parts of the country.  In that respect, we are fortunate that local property prices continue to be driven by underlying value and affordability.

Given all that, the figures are relatively reassuring.  The second quarter of each year is, normally, the most active, so that needs to be borne in mind.  Our first quarter was a little more subdued, year on year, due mainly, to a prolonged spell of miserable weather, so there may be a small element of catch up in the second quarter figures.

Overall, however, comparing year on year, the picture that emerges is a market holding steady, broadly speaking, despite difficult surrounding economic conditions.”
