Surveys & Valuations

Once you have found the right property, you then have to arrange a survey.   The purpose of the survey is to find out the value of the property and whether there are any problems with the structure of the building.   There are several types of survey and your solicitor will advise you on the best one for the property you have chosen.   Your solicitor can also instruct a surveyor on your behalf if you wish.

Valuation Report
This is the most limited form of inspection and is essentially a mortgage valuation to enable your lender to decide on the amount of any advance.   It is not a detailed survey.   Any major visible defects will be reported.   However, under floor areas, mutual roof spaces and any area where special access is required will not be inspected.   Private roof spaces will be inspected if access is reasonable.   Roof coverings will be inspected from ground level only.

None of the services will be tested.   Comments may be made on systems clearly dangerous or defective but items which do not seriously affect the value for security purposes will not be included in the report.

Homebuyer's Report
This is a more in-depth and therefore time consuming inspection.   The surveyor will advise as to his opinion on the state of repair and condition of , and the value of, the property.   The surveyor will inspect as much of the surface areas as is practicable.   He will lift trap doors and access hatches where accessible, and will inspect the roof space if accessible.   He will not inspect the roof (if it cannot be readily seen) nor will he test services (although this can be arranged at additional cost).

Structural Survey
This is the most detailed type of inspection and is generally provided by a Building Surveyor.   It is uncommon to request this report in Scotland because generally time does not allow.   To prepare this report, outside contractors including electricians, plumbers and timber specialists, may be consulted.   Fees for this type of survey should be arranged specifically.
