Efficient Sales Service
Our property staff are well trained and offer an efficient and professional service. We always try to arrange an attendance to a client's home within 24 and certainly within 48 hours of receipt of an instruction. Our property manageress, Mary Henderson, will take full details and measurements of the property before carrying out a pre-sale valuation by reference to properties of a similar type and location on the market and properties which have already sold. Our normal policy is to recommend initially a price on an 'offers over' basis pitched at a level slightly below the price we consider it reasonable for you to achieve. In some cases we will recommend a 'fixed price' which is often better received, especially by first time buyers.
The schedule would then be displayed within our property offices and in each case we would recommend access to the ASPC (current charge £210.00). We would also organise photographs (the price for photographs depends on your location - the current charge for properties within Aberdeen city is £45.00). These two costs, are the only monies we require from you in advance of having your property placed on the market. We would provide you with 'For Sale' boards and signs and your property would be placed on our active mailing list.
Options available regarding press advertisements would also be discussed. Our property staff would also contact you on a regular basis when the property is on the market to gauge the reaction to our marketing and to gain some indication of the feedback from viewers.
The operation of an active mailing list can result in the introduction of potential purchasers from any enquiries made in respect of properties we are selling and also in respect of clients for whom we act as purchasers.
Effective Press Advertising
Our property staff are fully aware of discounts provided in respect of block advertising schemes or otherwise by the press publications and are therefore able to make appropriate recommendations to you on the best method and / or timing of press advertisements.
